A buyer who can take over your 4% or 5% loan instead of financing new at nearly 7% saves hundreds of dollars a month. On a $400,000 balance, the gap between a 3% and a 7% payment is close to $1,000 per month.

That is a powerful reason for a buyer to choose your home over the one down the street — and a reason you may command a stronger price. A VA loan can be assumed by a qualified buyer, veteran or civilian, as long as they meet the lender’s credit and income requirements, and the assumption comes with just a 0.5% VA funding fee on the balance rather than the cost of a brand-new mortgage.

The Entitlement Trap Every Veteran Seller Must Know

This is the part a lot of agents miss, and it can cost you your next VA loan — so read it carefully.

When a buyer assumes your VA loan, your VA entitlement — the benefit that let you buy with no money down — can stay tied to that property until the loan is fully paid off. If the person assuming your loan is a veteran with their own entitlement, you can have them formally substitute their entitlement for yours, freeing yours up. If the buyer is a civilian, or a veteran who does not substitute, your entitlement stays locked in that house.
