After a spring where buyers held most of the cards, homes started moving faster — Jacksonville-wide days on market dropped from 67 in the spring to about 54 by early summer, and 32218 home values are now up 2.6% year-over-year. It’s not a return to the frenzy of 2022, but the window of maximum buyer leverage may be starting to narrow.
I publish this market update monthly because North Jacksonville home prices don’t move the same way Jacksonville Beach or San Marco prices do. This area has its own dynamics driven by military relocation, new construction, and a buyer pool that looks different from the rest of Duval County. Here’s what the data says right now.

The Reality Check

Buyers have options, and with mortgage rates back around 6.7%, their budgets are stretched. Homes selling for 97.9% of asking means you’ll likely give about 2% on price. Factor that into your strategy.

Price it right from day one. The first two weeks on market are when you get the most attention from buyers and the best offers.
